17th Street Community Corridor
PHWC has obtained site control for 24 vacant lots centered around the intersection of 17th and Master Streets. The proposed development will be undertaken in phases, yielding a combined total of 78 brand new affordable housing units for the neighborhood. No tenant will pay more than 30% of their income toward housing, even if they have no income. At least 30% of the units will be set aside for individuals at risk of homelessness. Pathways to Housing PA will provide wrap around services for these individuals via their renowned Housing First model.
The development will occur in two phases, outlined below:
Phase I
Two three-story apartment buildings consisting of 40 units and one parking lot.
Building A - 1412-18 N 17th Street
17 one-bedroom units
2 two-bedroom units
Building B - 1421-29 N 17th Street
19 one-bedroom units
2 two-bedroom units
Parking Lot – 1433-37 N 17th Street
Per zoning code, 12 parking spaces will be available for residents and staff.
10 units fully will be ADA compliant, all units visitable for people with physical disabilities.
Progress: LIHTC awarded July 2024, zoning approved August 2024, closing June 2025, construction completion and tenant move-in anticipated in late 2026.
